摘要
为推进旧工业建筑再利用项目的绿色改造工作,通过实地调研总结得出影响政府、开发商、入驻商家三方利益相关主体绿色改造决策行为的关键因素,运用演化博弈模型建立项目绿色改造决策问题中该三方主体的复制动态方程,探讨各参数变化对各行为主体策略选择的影响,并对其演化路径及影响机理进行数值实验和仿真分析,得到最终的稳定均衡策略,从而针对各主体提出建设性意见。结果表明:政府实施税收优惠、财政支持等经济激励,开发商加强全寿命周期的绿色管理,入驻商家提高“租绿”意愿等措施,有利于三方向理想均衡状态演化,实现共赢。
In order to promote the green transformation of the old industrial building recycling project,this paper summarizes the key factors affecting the green transformation decision-making behavior of the stakeholders through the field research,including the government,developers and settlers,uses the evolutionary game model to establish the replication dynamic equation of the three-party subject in the project green decision-making problem,explores the influence of various parameter changes on the choice of each agent’s strategy,and conducts numerical experiments and simulation analysis on its evolution path and its influencing mechanism,to obtain the final stable equilibrium strategy,thus making constructive comments on each subject.The results show that:the government implements tax incentives,financial support and other economic incentives,developers strengthen the green management of the whole life cycle,settle businesses to improve the“leasing green”willingness and other measures,are conducive to the three-way ideal equilibrium state evolution and achieve a win-win situation.
