摘要
文章阐述了1+X模式的源由和意义,及其在社会各个领域的应用;通过介绍湛江中心人民医院建设工程的造价组合和经济指标情况,运用1+X模式对其工程经济技术指标、造价组合、投资定位和控制等方面进行全面分析,提出“1+X”模式可直观识别医院与一般住宅建筑造价要素的共性和个性,能够在医院基本功能要求基础上延伸特殊功能需求,进一步细化评价专业工程、基础配套及其他费用的合理性;同时,要树立适度超前的思想,只有侧重于“X”元素的挖潜和拓展,才能制定出适合医院项目建设的工程造价组合和控制指标,以从源头上控制造价合理性和超标问题,供同行参考。
This paper expounds the origin and significance of model 1+X and its application in various fields of society.Through the introduction of zhanjiang people's hospital construction project of the cost composition and economic indicators,with the model of 1+X economic and technical indicators of the project,portfolio,investment orientation and cost control to conduct a comprehensive analysis,put forward the"1+X"pattern can be intuitive recognition hospital and generally the commonness and individuality of residential construction cost elements,can be in the hospital extension of special functional requirements,based on the basic functional requirements further refine evaluation of professional engineering,the rationality of the basis supporting and other fees.At the same time,it is necessary to set up a moderately advanced thought.Only by focusing on the exploration and expansion of"X"element,can the engineering cost combination and control index suitable for hospital project construction be formulated,so as to control the rationality of cost and the problem of exceeding the standard from the source,for the reference of peers.
