摘要
在梳理现行公租房租金定价常见模式及其特点的基础上,以深圳市为例,综合考虑居民经济可承受能力、房地产发展状况、社会经济发展水平、社会资本的合理利润诉求、物价变动水平、开发成本和运营管理成本七大因素,按照组合定价的思路,基于市场导向定价、收入导向定价、成本导向定价等公租房租金传统定价方法,通过FAHP模型确定组合定价模式下三种方法的权重,加权得到公租房租金综合定价,通过本文研究为其他地区的公租房合理定价提供参考。
This paper combs common mode and characteristics of rent pricing of public rental,on the basis,takes Shenzhen as an example,comprehensively considers seven factors of the affordability of residents,the real estate development status,the level of socio-economic development,social capital and reasonable profit demand,price changes,development costs and operation and management costs,follows the idea of combination prices,based on the traditional pricing methods of public rental housing,such as market-oriented pricing,income oriented pricing and cost oriented pricing,determins the weight with fuzzy analytic hierarchy model under the very mode,and gains the rent pricing of public rental housing,provides reference for rational pricing of public rental housing in other regions.
