摘要
农村土地流转是近年来国家大力倡导和发展的新型土地经营模式,农户的信任不仅是达成合作的关键,也对土地流转价格产生重要影响。本文以农户信任为切入点,研究其对土地流转价格的影响,从承租对象不同选择的视角来探究影响情况。本文将承租对象分为个人承租者、陌生的种粮大户、企业及村集体,个人承租者一般为熟人、亲友及其中潜在的种粮大户,实证研究发现:农户信任程度越高,土地流转价格相对越低;个人承租者的地租普遍低于陌生种粮大户、企业及村集体的租金。基于以上研究,本文还从社会信任角度对规范土地流转市场提出政策建议。
Rural land circulation is a new land management mode vigorously advocated and developed by the state in recent years. The trust of farmers is not only the key to cooperation, but also has an important impact on the price of land circulation. This paper studies the impact of farmers’ trust on land transfer price from the perspective of different choices of tenants. This paper divides the lessees into individual lessees, unfamiliar large grain growers, enterprises and village collectives. The individual lessees are generally acquaintances, relatives and potential large grain growers. The empirical study finds that the higher the degree of trust of farmers, the lower the land transfer price;the land rent of individual lessees is generally lower than that of unfamiliar large grain growers, enterprises and village collectives. Based on the above research, this paper also puts forward policy suggestions to regulate the land circulation market from the perspective of social trust.
