摘要
笔者通过对南京市中华门地铁站附近区块进行调查研究,结合该地块路网变迁、历史发展情况探索该区域出现“城市边角料”问题的原因,并通过研究两个已建成的成功案例,对此种地块未来发展方式进行探讨。尤其是针对民生问题与城市问题,笔者认为,解决的方法实质上就是整合地块优势,在更大范围内实现资源配置的结构优化。充分调动居民自主积极性,提高建筑安全性与舒适性,加强基础设施建设,合理定位地块功能,打开地块对外窗口,挖掘地块潜在价值,结合可持续的商业开发与适当的城市空间引导,不仅可以带来经济效益,而且可以实现大区块范围内的资源合理分配,促进小地块与大地块共同繁荣。
Based on the investigation and study of the block near Zhonghua Gate Subway station in Nanjing,combined with the changes of the road network and the historical development of the block,the author explores the causes of the problem of"urban leftover material"in this area,and discusses the future development mode of this block by studying two completed successful cases.Especially for people’s livelihood and urban problems,the author believes that the solution is in essence to integrate the advantages of land and realize the structural optimization of resource allocation in a larger scope.Fully arouse the enthusiasm of residents’autonomy,and improve the construction safety and comfort,strengthen infrastructure construction,reasonably position block functions,open the external window of the area,and dig the potential value of the land.In addition,the combination of the sustainable business development and proper urban space guidance can not only bring economic benefits,but also realize the rational allocation of the resources within large blocks,thus promoting the common prosperity of both small plots and large plots.
