摘要
首先运用灰色关联定理I和灰色关联定理II计算昆明市住宅商品房价格与其影响因素的灰色关联度,提取灰色关联度大于0.7的影响因素;其次对提取的影响因素分别进行交集、并集运算,基于交、并集运算得出的影响因素和住宅商品房价格序列,建立相应的灰色GM(M,N)模型对昆明市住宅商品房价格进行分析;最后对比各模型平均相对误差和拟合优度的大小,选出最优模型.
In this paper,we first use the grey correlation theorem I and II to calculate the grey correlation degree of the factors that affect the price of commercial housing in Kunming,and extracts the factors with grey correlation degree greater than 0.7;Secondly,the influence factors of the extraction are calculated by intersection and union,based on the intersection and union operation,and the price sequence of residential commercial housing,the corresponding model is established to analyze the price of commercial housing in Kunming;Finally,the average relative error and goodness of fit of each model are compared,and the optimal model is selected.
