摘要
2000年以后,基准模型方法成为容积率规划的经典范式,在深圳等城市得到广泛应用。近年该方法逐渐呈现出规划结果与目标解释性较弱、规划目标过于普适性、规划传导存在不确定性等不足。为此,文章引入遗传算法,通过基于概率的变迁规则优化搜索的思路,建立情景约束与规划目标,以直接模拟、有限迭代寻找最适容积率规划方案,并以广州棠涌片区容积率规划为例进行了实践。结果显示,该方法有利于提升特定目标下容积率规划方案的针对性与匹配性,能更好地满足存量时代规划主体诉求多元化趋势。
Since 2000,the basic model method has become a classic technology paradigm of floor area ratio planning,which has been widely used in Shenzhen and other cities.In recent years,the basic model method gradually presents some weakness,such as the weak interpretation of planning results and objectives,the over universality of planning objectives,and the uncertainty of planning transmission.Therefore,this paper establishes scenario constraints and planning objectives,and directly simulates to find the most optimal floor area ratio planning by genetic algorithm,and takes the floor area ratio planning in Tangchong district of Guangzhou as an example to practice.The results show that this method is conducive to improving the pertinence of floor area ratio planning scheme and their objectives.
