摘要
根据目前住房租赁市场存在的问题和困境,结合剩余收入法,以保障性为基础建立"基本租金支付能力"租赁住房支付能力模型,并以"基本租金支付能力"为基础建立"租赁夹心阶层指数"模型,探索全国试点城市租赁市场中"夹心阶层"的存在,深入探讨住房租赁市场的运营情况,为政府制定相关保障性政策提供一定的参考价值。
According to the problems and difficulties existing in current housing rental market,combined with the residual income method,on the basis of the protection to build"Basic Rent Affordability" rental housing payment capacity model,and on the basis of"Basic Rent Affordability" to established the "Rent Sanwich Class" model,and explore the existence of the "sandwich class" in the rental market.For the government to formulate relevant affordable policy provide certain reference value.
