摘要
轨道交通建设的快速发展和城市集约化开发促使枢纽功能从单一型转向综合型,其物业开发对城市空间形态营造和区域活力提升具有一定影响力。日本轨道交通枢纽物业开发体现了交通与周边土地利用的良好互动关系,符合城市可持续发展的需求。从上盖物业开发模式、地下商业街开发模式、综合立体化开发模式和水平开发模式的内涵出发,结合相关案例,梳理各轨道交通枢纽物业开发模式、业态开发种类和开发面积,研究日本在不同物业开发模式下的业态构成及开发比例,为我国轨道交通枢纽物业开发及业态配比提供一定参考,提升综合配套和物业保障能力。
The rapid development of rail transit construction and urban intensive development promote the hub function from single type to comprehensive type,and its property development has a certain influence on the construction of urban spatial form and the promotion of regional vitality.The property development of rail transit hub in Japan reflects the good interaction between transportation and surrounding land use,which meets the needs of urban sustainable development.Starting from the connotation of the above property development mode,underground commercial street development mode,comprehensive three-dimensional development mode and horizontal development mode,combined with relevant cases,this paper sorts out the property development mode,format types and development area of each rail transit hub,and studies the business format composition and development ratio of different property development modes in Japan.It can provide certain reference for the property development and format matching of rail transit hub in China,and improve the comprehensive supporting and property security capabilities.
