摘要
城市更新是指对城市建成区城市空间形态和城市功能的持续完善和优化调整,是小规模、渐进式、可持续的更新。随着城市化进程的逐步加快,城市更新是城市发展的必然趋势,老旧小区更新改造将是城市更新的重要组成部分。本文基于城市更新视角,通过大量实地调研、理论研究、数据统计等定量科学的计算方法,结合北京市老旧小区居民生活进行综合评估实践,创建了老旧小区评估指标与相关分析模型,实现了基于大数据方法对老旧小区现状评估的技术路线,形成了完整的老旧小区评估体系。从人民群众最关心最直接最现实的利益问题出发,提出提升居民生活品质的措施建议,在未来推动老旧小区治理、提升城市高质量发展方面具有积极意义。
Urban renewal refers to the continuous improvement,optimization and adjustment of urban spatial form and urban function in urban built-up areas.It is a small-scale,gradual and sustainable renewal.With the gradual acceleration of urbanization,urban renewal is an inevitable trend of urban development,and the renewal of old residential areas will be an important part of urban renewal.Based on the perspective of urban renewal,through a large number of quantitative and scientific calculation methods such as field research,theoretical research and data statistics,combined with the comprehensive evaluation practice of residents’life in old communities in Beijing,this paper establishes the evaluation indicators and related analysis model of old residential areas,and realizes the technical route of evaluating the current situation of old residential areas based on big data method,and a complete evaluation system for old residential areas has been formed.Starting from the most direct and realistic interests that the people are most concerned about,this paper puts forward measures and suggestions to improve the quality of life of residents,which is of positive significance in promoting the governance of old communities and improving the high-quality development of cities in the future.
