摘要
当前的城市更新方式主要有现状保留、综合整治、拆除清理、拆除重建和功能改变等五种类型。以益阳市康富北路片区的更新为例构建一个城市更新潜力评价和建筑质量评价相结合的选择模型,其中城市更新潜力评价综合考虑了自然地理和社会经济指标,建筑质量评价考虑了建筑结构和建筑层数。研究表明,基于定量评价的“城中村”更新方式极大地提高了片区城市更新规划的工作效率,并且选取两种及以上的城市更新方式,可以尽量减少城市更新过程中的大拆大建。
There are five modes of urban renewal, i.e., current situation preservation, comprehensive renovation,demolition and cleaning, demolition and reconstruction, and function change. The research takes Kangfu North Road area in Yiyang city as an example and constructs a model which combines urban renewal potential evaluation and building quality evaluation. The evaluation of urban renewal potential takes into account physical geography and social economy, while the evaluation of building quality takes into account building structure and building number. The research results show that the study on renewal mode of "city village" based on quantitative assessment has greatly improved the efficiency of urban renewal planning, and two or more urban renewal methods should be selected as far as possible to reduce the demolition and construction in the process of urban renewal.
