基于因子分析法的房价影响因素分析——以河南省房地产市场为例

Analysis on the Impact Factors of Housing Price Based on Factor Analysis--Taking Real Estate Market in Henan Province as an Example

摘要 以河南省为例,采用因子分析法,研究了房地产供求、地区经济发展及人居环境对房价的影响,结果显示:各因素与房价存在正相关关系,其中房地产市场供求与地区经济运行状况是影响房价的主要因素,人居环境是影响房价的次要因素;此外,三种因素能够形成交互效应,对房价产生进一步影响。基于此,为房地产市场持续健康发展,针对各影响因素提出了相关政策建议。
