摘要
在TOD理念的引导下,车辆段综合开发的商业配套通过与公共交通的深度捆绑,从早期的社区服务型商业逐步转变为与城市联动的多层级商业。基于对我国车辆段综合开发项目的案例资料研究与实地调查,该文总结了我国内地以居住为主导的车辆段综合开发中商业配套开发的主要模式及其特点,主要包括车辆段转换层处的商业开发、咽喉区盖板上部的商业开发以及落地区的商业开发。结合目前的发展趋势,该文进一步探讨了TOD视角下车辆段综合开发的商业配套设计策略,以期为未来不同建设条件下车辆段综合开发的商业配套开发提供参考。
Under the guidance of transit-oriented development(TOD),commercial facilities of comprehensive development of metro depot has gradually changed from the early community service-oriented business to the multi-level business linked with the city through the deep binding with public transportation.Based on case studies and field investigations of comprehensive development projects of metro depot in China,we summarize the main modes and characteristics of supporting commercial development in the comprehensive development of metro depot which is dominated by residence in inland China,mainly includes business development of structural transfer floor of metro depot,business development of the throat area of metro depot as well as business development of solid ground.Combined with the current development trend,we further discuss the commercial design strategies for the comprehensive development of metro depot from the perspective of TOD,in order to provide reference for the comprehensive development of metro depot under different construction conditions in the future.
