典型县域农户城镇购房的村际差异及驱动因素——以江苏省涟水县为例 被引量:1

Inter-village Differences and Driving Factors of Rural Households’ Urban Housing Purchase in Typical County:A Case Study of Lianshui County in Jiangsu Province

摘要 厘清县域农户城镇购房的村际差异及村庄环境系统驱动机制,对推动以县城为重要载体的城镇化建设、乡村聚落重构和城乡融合具有重要意义。文章以乡村居住场势为理论基础,构建村庄居住场势空间结构模型,以江苏省涟水县全部行政村入户调查数据为支撑,运用空间自相关、最小二乘法和地理加权回归等方法,刻画农户城镇购房的空间格局,精准分析驱动农户城镇购房的主导居住场势,揭示农户城镇购房村际差异的驱动机制。结果表明:(1)近50%农户在城镇中购房,且村际差异明显,城镇购房目的地以镇区和县区为主。农户城镇购房整体呈现热点相对分散、冷点在“县城—重点中心镇”双核周边集聚的空间格局。(2)从全局尺度分析,区位场势、生活场势、氏族家庭场势是农户城镇购房的关键要素;从局部尺度分析,区位场势对农户城镇购房影响最大,生产场势、生活场势影响较大,政策场势、氏族家庭场势次之,生态场势、经济水平场势最弱。(3)政策场势中评选类政策和规划引导类政策呈现完全相反的驱动方向,对政策场势高敏感度村庄主要集中在县域东南部和中部。区位场势中的至市区便捷度驱动力显著高于至县城便捷度,且村际驱动异质性明显。生产场势中工业的驱动力远高于农业和服务业,但都呈现以县城为中心的圈层空间格局。生活场势中住房需求是农户城镇购房的原生性动力,而公共服务配套受区域差异的影响较强。聚落和家庭社会网络关系分散程度对农户城镇购房呈正向驱动,抚养比则相反,且均呈圈层分布格局。 Clarifying the inter-village differences of rural households’ urban housing purchase at the county level and the driving mechanism of village environmental system is of great significance to promote urbanization, rural settlement reconstruction and the urban-rural integration which takes county as an important carrier. Based on the theory of rural residential field and power, this paper constructed an theoretical analysis framework of the village residential field and power. Supported by the household survey data of all administrative villages in Lianshui County,this paper described the spatial pattern of rural households’ urban housing purchase by using the methods of spatial autocorrelation, least square method and geographic weighted regression model, and accurately analyzed the dominant residential field and power driving rural households’ urban housing purchase. It revealed the driving mechanism of inter-village differences in households’ urban housing purchase. The results show that: 1) Nearly half of the rural households bought urban houses,and there were obvious differences between villages. Rural households bought urban houses which mainly distributed in towns and counties. As a whole,the hot spots of rural households’ urban housing purchase were relatively scattered,and the cold spots gathered around the double-core of "county-key central town". 2) From the overall scale analysis,location,living and clan-family field and power were the key elements of rural households’ urban housing purchase. From the local scale analysis, the location field and power had the greatest impact on rural households’ urban house purchase, the production field and power and the living field and power were large,followed by the policy field and power and the clanfamily field and power,the ecological field and power and the economic level field and power were the weakest. 3) In the policy field and power,the selection policy and planning guidance policy showed completely opposite driving directions.The villages with high sensitivity to the policy field and power were mainly concentrated in the southeast and middle of the county. The influence effect of convenience to the urban in the location field and power was significantly higher than that to the county,the driving heterogeneity between villages was obvious. The driving force of industry in the production field and power was much higher than that of agriculture and service industries,but they all showed a circle spatial pattern centered on the county. Housing demand in the living field and power was the original driving force for farmers to buy houses in cities and towns, while the supporting public services were strongly affected by regional differences. The dispersion degree of settlement and family social network relationship was a positive driving force for rural households’ urban purchasing behavior,while the dependency ratio was the opposite,and both showed a circle distribution pattern.
