基于"王四营模式"的城市存量更新设计策略研究

摘要 当前中国城市化进程已至成熟期,进入了以整合资源、提升既有空间品质为目标的存量有机更新阶段。存量更新是激活城市发展活力的重要举措,亟须探索出一条推动城市存量更新高质量发展的新模式。对北京市朝阳区王四营乡存量更新进行实践研究,总结归纳存量时代背景下存在的问题与困境,从“四本账”“新四合”理念、绿隔政策入手,对“王四营模式”进行解析,进而提出“王四营模式”的落地原则;以王四营乡的城市设计为例,从空间格局、功能配比、交通系统、景观生态等4个方面探讨空间规划布局的设计思路;从功能组织、立体复合体系、建筑细部等3个方面探讨建筑单体重构的策略及内容。梳理城市存量更新设计研究的思路,为其他地区存量更新的可持续发展提供一定的基础、参考和借鉴。 The process of urbanization in our country has reached a mature stage and has entered the stage of organic renewal of stock to integrate resources and improve the quality of existing spaces.Renewal is an important measure to activate the vitality of urban development,and it is urgent to explore a new model to promote the high-quality development of urban renewal.This paper focuses on the practical research of renewal in Wang Siying rural town,Chaoyang District,Beijing,and summarizes the problems and difficulties existing in the background of the stock era.The analysis of the"Wang Siying Model"starts from the"Four Books",the New quadrangle concept and the Green Isolated Areas development policy,and then goes on to the implementation principles of the"Wang Siying Model".Taking the urban design of Wang Siying rural town as an example,this paper discusses the design guidlines of spatial planning and layout from four aspects:spatial pattern,function composition,traffic system and landscape ecology.It also discusses the strategies of building design from three aspects:functional organization,three-dimensional composite system,and architectural details.Sorting out the ideas of urban renewal design research will provide a certain foundation and reference for the sustainable development of renewal in other regions.
