国内首座“架空+上盖开发”大架修基地设计创新

摘要 研究目的:“架空+上盖开发”的大架修车辆基地综合开发空间形态在国内没有先例,需要解决车辆基地建设对城市土地和空间的割裂、地面层空间利用、提高盖上物业开发强度、减振降噪、设备基础和管线敷设等技术难题。本文通过国内首座“架空+上盖开发”大架修车辆基地设计实践,提出解决以上技术难题的工程方案,供业内同行参考借鉴。研究结论:(1)架空方案能够有效减轻车辆基地建设对城市土地和空间的割裂;(2)通过盖上物业核心筒结构落地,将上盖物业车库置换到地面层,可高效利用地面层空间,提高物业开发强度和收益;(3)在咽喉区、库内检查坑及库外线路大面积采用橡胶弹簧浮置板减振道床等措施可以较好地解决车辆基地振动噪声问题;(4)利用架空板下沉和地面层局部空间,可以解决设备基础和管线敷设难题;(5)本研究成果提出的思路和方法对类似工程建设有参考和借鉴价值。 Research purposes:The spatial form of the comprehensive development of the overhaul and heavy repair metro depot of"overhead+superstructure development"has no precedent in China,and it is necessary to solve the technical problems such as the fragmentation of urban land and space by the construction of vehicle base,the utilization of ground floor space,the improvement of the development intensity of covered property,vibration and noise reduction,and the laying of equipment foundation and pipeline.Through the design practice of the first"overhead+superstructure development"overhaul and heavy repair metro depot in China,this paper puts forward an engineering scheme to solve the above technical problems for reference by peers in the industry.Research conclusions:(1)The overhead scheme can effectively reduce the fragmentation of urban land and space by the construction of vehicle bases;(2)By covering the core structure of the property,the garage of the superstructure can be replaced to the ground floor,which can efficiently use the ground floor space and improve the intensity and income of property development;(3)In the throat area,the inspection pit in the warehouse and the large-scale use of rubber spring floating plate vibration damping track bed and other measures can better solve the vibration and noise problem of the metro depot;(4)The use of overhead plate sinking and local space of the ground layer can solve the problem of equipment foundation and pipeline laying;(5)The ideas and methods proposed in this research result have reference and reference value for similar engineering construction.
