摘要
城市地铁的快速发展,提升了地铁站点周边房地产的商业价值。但站点周边房地产的开发不同于普通房地产开发,涉及到站点的接驳、服务、管理等一系列的问题。从地铁站点提高房地产开发强度、改变土地的利用性质以及提升房地产的价值三个方面分析地铁站点对周边房地产的影响,进而研究国内外城市地铁站点周边房地产开发模式,提出重庆市可采用的两种地铁站点周边房地产开发模式,即物业联合开发模式与土地圈层开发模式。在此基础上,对重庆市小什字站点周边房地产开发进行实证分析,以期深入挖掘地铁站点的潜在价值,为地铁可持续发展提供理论基础。
The rapid development of city subway enhances the real estate business value around the subway stations.But the development of the site surrounding real estate is different from ordinary real estate development, which involves a series of site connection 、service、management etc.It brings new problems in the field of real estate development. How to optimize the relationship between the site and the surrounding real estate and how to maximize the value of real estate become the face of each city present difficulties. Therefore, it is necessary to put forward the new model of real estate development around the subway stations and guide the healthy development of the city.
