摘要
在分析基准地价特点及其测算原理的基础上,运用均值-方差模型、样点地价-作用分值模型、级别-地价模型及面积加权法,分别对呼和浩特市商业用地基准地价进行了测算,并对测算结果进行了比较、分析,从中找出了符合实际的基准地价理论曲线,最终确定了呼和浩特市城市商业用地基准地价.
On the basis of analysing characters and principles of datum price,datum price of commerce land can be measured respectively by ways of average-standard variation model,function score-price of land model,grade-price of land model,and way of area-weigh adding.By analysing the measured conclusion,theory arc of datum price can be reached from the conclusion.At last,datum price of commerce land in Huhhot can be decided.
