In other words, the demand of refurbishment becomes more urgent. The major objective of this paper is to explore and investigate the consumer behavior of housing renovation. We plan to explore the direct effects of housing refurbishment or restoration on the housing prices, and then the indirect effects of an externality spilled over to the neighbor. We will understand the overall effects to provide a preliminary estimate of the changing in the economic value resulting from the change in the housing refurbishment or restoration of buildings. This research also dig into how the effects in the housing refurbishment or restoration in Taipei city & Kaohsiung city. The purpose is to investigate the driving force on the housing restoration. This study will be the empirical study on the economic values by using hedonic price model. The result will be useful on the decision-making on the urban regeneration by the way of housing restoration and suggests that property owners of a housing estate will benefit from participating on refurbishment in Taiwan.展开更多

The case study will be ...This paper aims at presenting the guidelines for an urban regeneration strategy in Lisbon, having in account the principles of urbanity, density, livability and social and territorial cohesion. The case study will be Avenidas Novas district, in Lisbon, Portugal, as it is a paradigmatic example of a central area which coexists with dynamism and decadence. The development model for Avenidas Novas was inspired on French boulevards and was planned to be the modem face of a medium to high social class population, as it was until 1940s. Today, as a consequence of further developments which corrupted the first principles and concept, its urban fabric is becoming less coherent and adequate to the needs of the population who works and lives there. From an analysis to the various components of the urban fabric, the paper will identify the major problems that are happening on the site, related to accessibility, mobility and functional diversity. Once understanding the impacts of an unsustainable territory management and urban design, the goal is to develop the principles for a creative urban regeneration strategy for Avenidas Novas district. The study will be based on the theoretical issues of the compact city and walkable distances in order to develop quantifying parameters of urban quality and to promote human scale public spaces and territorial cohesion on an urban environment.展开更多
The regeneration of stock land has gradually occupied the mainstream of China’s urban development.In order to cope with the inherent complexity of land property rights and transaction costs in stock land regeneration...The regeneration of stock land has gradually occupied the mainstream of China’s urban development.In order to cope with the inherent complexity of land property rights and transaction costs in stock land regeneration,relevant urban policies need to play a necessary guiding role.Taking the downtown area of Tianjin as an example,this paper discusses the interaction between spatial regeneration and policy change of stock industrial land.Firstly,a spatial database is constructed through multi-party research to quantitatively describe the spatial and temporal evolution of the stock industrial land since 1995.Secondly,the relevant urban policies since 1979 are sorted out,and the characteristics of policy changes are evaluated and analyzed.Finally,through comparative studies,it is confirmed that the regeneration rate of stock industrial land is affected by policy change,and the speed of policy impact is subject to the policies’inherent characteristics,namely,"guiding policy"or"regulating policy."展开更多

This paper analyzes changes in research perspectives of urban regeneration in recent years at home and abroad and the innovative concept of inclusive development proposed in the context of globalization, finding that the connotation of urban regeneration in European countries has been gradually enriched in order to promote social integration. Based on this, the paper examines how Paris, the first European city, combined inclusive development and urban regeneration and addressed social integration and equity in urban regeneration by taking accessibility as a key point in solving the most fundamental transportation problems. Based on lessons learned from Paris in developing a barrier-free transportation system, it proposes specific optimization strategies at the micro level in accordance with the status quo of public transportation accessibility in Beijing’s urban regeneration.展开更多

The article examines Wutopia Lab’s transformation of the Water Tower Home(shuita zhijia,also know as‘House on the House’),a top-floor unit of a residential building converted from a water tower located in a Bulinli...The article examines Wutopia Lab’s transformation of the Water Tower Home(shuita zhijia,also know as‘House on the House’),a top-floor unit of a residential building converted from a water tower located in a Bulinli lilong neighbourhood in Shanghai.In 2015,the top-floor unit was transformed into a three-bedroom apartment,which was featured in a popular reality TV show Dream Home.Using the concept of‘raumplan’as the primary design strategy,the design deploys various heights and platforms to re-organise the internal space while largely maintaining the exterior appearance of the building.It deliberately avoided homogeneous visual control and accommodated the residents’complex functional requirements within a highly restricted space.The research scrutinises various actors’involvement during the production of the reality TV show and the transformation process.It highlights how the design team navigated the stakeholders’complex needs and the rigid yet ambiguous policy related to the regeneration of Shanghai’s unofficial urban heritage.By reflecting upon the various formal and informal design practices in this structure and its eventual demolition,the article illustrates the dilemmas in bottom-up regeneration of the historic urban environment in contemporary China.展开更多

Adaptive reuse examples should not be accepted as single projects. Its contribution to the environment and the region is also crucial. The aim of this research has been to produce useful tools for coping with the abandonment of public spaces in former commercial urban areas, without generating anonymous and globalized commercial districts. Through involving local stakeholders in a participatory process, the first phase of the research here presented needs to demonstrate the possible effectiveness of a pilot action plan in dealing with both isolation and gentrification processes of historical centres. The main hypothesis is that traditional retailers should be considered an essential element to ensure effective public use of urban public spaces. The research methodology is based on a qualitative approach. Focussing on the process of impoverishment within local commercial districts, the research group started working with local stakeholders in order to identify priorities and criticisms for enhancing a regeneration process. This paper examines historical urban fabrics’challenges regarding quality of life and visual disturbances despite their cultural and identity value.Regeneration and socialoriented approaches considering social,econom...This paper examines historical urban fabrics’challenges regarding quality of life and visual disturbances despite their cultural and identity value.Regeneration and socialoriented approaches considering social,economic,and cultural dimensions preserve and enhance these valuable materials.Tactical urbanism,with its people-oriented approach,can address these issues.This study focused on Sarpol in Khomeinishahr County,Isfahan Province of Iran.The city’s urban structure divides into two parts:despite its active social structure and valuable spaces,Sarpol is a historic neighborhood with significant deterioration.We followed Corbin and Strauss’s version of Grounded Theory in the qualitative research methodology.Purposive and snowball sampling methods were employed to select 21 participants from the Sarpol neighborhood for semi-structured interviews.The analysis involved three stages of coding:open,axial,and selective.The themes included religious participation,identity,sustainable social bonds,indigenous dependence,and low environmental quality.The central issue identified was the crucial role of religious and cultural values as a driving force for tactical urbanism,which emerged as the most critical semantic domain related to the research problem.展开更多
Financial balance is a requisite for the sustained operation of urban regeneration projects in the stock-based planning period.From the perspective of financial balance,this paper analyzes the operation strategy and m...Financial balance is a requisite for the sustained operation of urban regeneration projects in the stock-based planning period.From the perspective of financial balance,this paper analyzes the operation strategy and mechanism of the LM Apartments Project in Shuiwei Village of Shenzhen from four aspects:the financial input in the initial stage,the revenue and expenditure in the operational stage,the financial relationship between multiple stakeholders,and the control of non-financial costs.The findings reveal that under the tripartite cooperation between the government,the state-owned enterprise,and the village collective,the LM Apartments Project in Shuiwei Village is a model of urban village regeneration that effectively supplements Shenzhen’s government-subsidized housing system.Of the three parties,the government provides policy support and asset-light investment;Shum Yip Group,a state-owned enterprise,has carried out innovative practices of urban village regeneration while making a small profit;the Shuiwei village collective has achieved sustained economic benefits and a high-quality living environment.The paper further discusses the external effects of this practice and probes into the conditions for the wide application of this mode in the hope of providing a useful reference for promoting the application of the financial balance mechanism in urban village regeneration projects.展开更多

However, the practice of micro community renovation has encountered a number of challenges throughout the implementation process, including conflicts between multiple stakeholders in the initial stage of planning, unconcordance between different implementation bodies in the intermediate stage of construction, and the lack of guarantee mechanisms in the later stage of maintenance.Based on the concept of life cycle, this paper divides the practical process of micro community renovation into seven steps, i.e., establishing communal platforms, identifying community features, cultivating communal organizations, designing community activities, formulating planning schemes,conducting participatory constructions, and establishing long-lasting mechanisms. It takes the Gejiaying Community in Wuhan as a case to verify the above analysis, in the hope of providing a reference for the current practice of urban regeneration and community renovation in China.展开更多

文摘The article examines Wutopia Lab’s transformation of the Water Tower Home(shuita zhijia,also know as‘House on the House’),a top-floor unit of a residential building converted from a water tower located in a Bulinli lilong neighbourhood in Shanghai.In 2015,the top-floor unit was transformed into a three-bedroom apartment,which was featured in a popular reality TV show Dream Home.Using the concept of‘raumplan’as the primary design strategy,the design deploys various heights and platforms to re-organise the internal space while largely maintaining the exterior appearance of the building.It deliberately avoided homogeneous visual control and accommodated the residents’complex functional requirements within a highly restricted space.The research scrutinises various actors’involvement during the production of the reality TV show and the transformation process.It highlights how the design team navigated the stakeholders’complex needs and the rigid yet ambiguous policy related to the regeneration of Shanghai’s unofficial urban heritage.By reflecting upon the various formal and informal design practices in this structure and its eventual demolition,the article illustrates the dilemmas in bottom-up regeneration of the historic urban environment in contemporary China.

文摘On the basis of summarizing and appraising the mode and mechanism of land redevelopment in urban regeneration in China’s transitional period,the relationship between land redevelopment system and urban regeneration is analyzed from the perspective of land system,and then the cooperative mechanism of urban regeneration and land redevelopment is recommended for promoting the development of urban regeneration.
文摘The paper examines a case study of a monument of cultural heritage,which includes elements of historical,architectural and rural landscape,as well as other material and intangible elements.The monument,named“Averofios Agricultural School”,is located within the urban area of Larissa,on its outskirts.The school,established in 1901,operates as an educational agricultural organization,has been declared to be preserved by the Greek Ministry of Culture and its management involves five different public institutions.The main issue is that the school is at risk of depreciation due to degrading phenomena and its further isolation.The paper argues that its obsolescence could be stopped if the area could be integrated into the city of Larissa from the urban,operational,educational and strategic point of view.For this purpose,it is proposed to regenerate the area and to use it as a peri-urban rural educational park with local,regional and national scope.
文摘INTRODUCTION Global sustainable development is inextricably tied to the development of cities,as accelerating growth in urban populations becomes a major driver of social,environmental and ecological change.Cities are major consumers of natural resources and producers of pollution and waste.Development solutions that can reduce urban environmental impacts,as well as increase urban quality of life,are urgently needed.How to ensure that rampant growth in urban communities follows a regenerative and sustainable path therefore becomes a critical and increasingly relevant question.
文摘Industrial buildings are valuable heritage structures that should be sustained as well as historic buildings since the preservation of the traditional values in the context of conservation is important in terms of a sense of the continuity of the culture. Kadir Has University building has been selected as the case study of the research. Success of the conversion and interventions in terms of sustainability will be discussed. The aim of the study is to question adaptive reuse project of the Cibali Tobacco Factory as university within the framework of urban regeneration of Cibali district. The relation between adaptive reuse projects and its relationship among socio-cultural, economic, and physical dimensions of the sustainability, also its effects on the environment and region has been discussed. Adaptive reuse examples should not be accepted as single projects. Its contribution to the environment and the region is also crucial. Preservation of an individual building can be a catalyst to renewal of others. It can help the transformation of the whole area. There is always an interaction between the conversion projects and the environment. In order to achieve a successful conversion, appropriate functions should be given to the industrial heritage buildings according to the needs of the region.
文摘Under the umbrella concept of conviviality in public spaces, a research project on the rehabilitation of urban areas for commercial and retail uses---as engine of a complex process of production of places for social and cultural mixit6--has been defined. The aim of this research has been to produce useful tools for coping with the abandonment of public spaces in former commercial urban areas, without generating anonymous and globalized commercial districts. Through involving local stakeholders in a participatory process, the first phase of the research here presented needs to demonstrate the possible effectiveness of a pilot action plan in dealing with both isolation and gentrification processes of historical centres. The main hypothesis is that traditional retailers should be considered an essential element to ensure effective public use of urban public spaces. The research methodology is based on a qualitative approach. Focussing on the process of impoverishment within local commercial districts, the research group started working with local stakeholders in order to identify priorities and criticisms for enhancing a regeneration process. The case study to be carried out in Naples is the historical market place of Piazza Mercato in the Citth Bassa of Naples (Italy).
文摘A socio-territorial balance settles and develops through the diversity of ingredients that participate in new forms of sociality:new ways of living and expressing everyday life:new technologies conceived with alternative mobilities,new systems of aggregation and shared participations,just to make some examples:car-sharing,co-working,social-spaces,...,places of sharing,physical or virtual,social media online,or other places where people meet to satisfy their needs and exigencies.The project must have a complete vision,in order to clarify the various scenarios that arise from time to time,continuous interaction between things,people,and space,in order to address and solve problems,such as health,education,poverty,and climate change.The local daily principle of sustainability and self-sustainability,each territory must find its identity dimension in its own historical and cultural stratification,a dimension which for Alberto Magnaghi is based on indissociable fundamental principles:cultural,social,economic,geographical and ecological.The new solutions must be less impactful and with greater attention to the social reality:localized,intercultural,flexible,innovative and participatory,only this way it is possible to obtain a strategic design that focuses on an integrated whole:products,services and communication.
文摘This paper examines historical urban fabrics’challenges regarding quality of life and visual disturbances despite their cultural and identity value.Regeneration and socialoriented approaches considering social,economic,and cultural dimensions preserve and enhance these valuable materials.Tactical urbanism,with its people-oriented approach,can address these issues.This study focused on Sarpol in Khomeinishahr County,Isfahan Province of Iran.The city’s urban structure divides into two parts:despite its active social structure and valuable spaces,Sarpol is a historic neighborhood with significant deterioration.We followed Corbin and Strauss’s version of Grounded Theory in the qualitative research methodology.Purposive and snowball sampling methods were employed to select 21 participants from the Sarpol neighborhood for semi-structured interviews.The analysis involved three stages of coding:open,axial,and selective.The themes included religious participation,identity,sustainable social bonds,indigenous dependence,and low environmental quality.The central issue identified was the crucial role of religious and cultural values as a driving force for tactical urbanism,which emerged as the most critical semantic domain related to the research problem.

文摘Financial balance is a requisite for the sustained operation of urban regeneration projects in the stock-based planning period.From the perspective of financial balance,this paper analyzes the operation strategy and mechanism of the LM Apartments Project in Shuiwei Village of Shenzhen from four aspects:the financial input in the initial stage,the revenue and expenditure in the operational stage,the financial relationship between multiple stakeholders,and the control of non-financial costs.The findings reveal that under the tripartite cooperation between the government,the state-owned enterprise,and the village collective,the LM Apartments Project in Shuiwei Village is a model of urban village regeneration that effectively supplements Shenzhen’s government-subsidized housing system.Of the three parties,the government provides policy support and asset-light investment;Shum Yip Group,a state-owned enterprise,has carried out innovative practices of urban village regeneration while making a small profit;the Shuiwei village collective has achieved sustained economic benefits and a high-quality living environment.The paper further discusses the external effects of this practice and probes into the conditions for the wide application of this mode in the hope of providing a useful reference for promoting the application of the financial balance mechanism in urban village regeneration projects.
文摘As Chinese cities undergo a transition from incremental development to retrofit development and urban governance tends to be more refined, the renovation mode of old residential communities is also under the transformation from large-scale bulldozer demolition and reconstruction to small-scale refined renovation and regeneration. However, the practice of micro community renovation has encountered a number of challenges throughout the implementation process, including conflicts between multiple stakeholders in the initial stage of planning, unconcordance between different implementation bodies in the intermediate stage of construction, and the lack of guarantee mechanisms in the later stage of maintenance.Based on the concept of life cycle, this paper divides the practical process of micro community renovation into seven steps, i.e., establishing communal platforms, identifying community features, cultivating communal organizations, designing community activities, formulating planning schemes,conducting participatory constructions, and establishing long-lasting mechanisms. It takes the Gejiaying Community in Wuhan as a case to verify the above analysis, in the hope of providing a reference for the current practice of urban regeneration and community renovation in China.
文摘This paper gives a critical view on the incredible growth of Shanghai since the millennium.It focuses on the search for a new identity by this metropolis,both in its new town development as well as on the transformation and regeneration of downtown areas.By explaining the most important planning policies and trends with the help of recent key projects,and analysing how these projects developed over time,the context and challenges of Shanghai’s rapid urban transformation become clearer.Especially the challenges for urban preservation and quest for an identity in this continuously changing urban landscape will become more insightful.Based on these insights recommendations are given on how Shanghai can be exemplary,within China and internationally in terms of urban development,urban regeneration,and becoming a more future-proof city.The paper concludes with some trends and future perspectives.
