In order to crack the existing dilemma of property management, we must explore the solution from the root of the system. By introducing the concept of fiduciary governance, the “Trust-Based” property service model aims to reshape the community governance mechanism, promote owners’ participation in self-governance, and improve the level of property management. This study takes J community in Chengdu as the research subject and discusses the integration of the "Trust-Based" property service model into urban community governance practice and thought. However, there are still deficiencies in the promotion and application of the model, so the study proposes to adhere to the leadership of Party building, strengthen the incentive mechanism, adhere to self-governance first, and establish an evaluation system, with a view to providing useful insights and experiences for property management and community governance.展开更多
