China is already in the second half of the urbanization process,which means that the urbanization path in China needs to shift from“large-scale expansion development”in the past to“comprehensive and refined operat...China is already in the second half of the urbanization process,which means that the urbanization path in China needs to shift from“large-scale expansion development”in the past to“comprehensive and refined operation”.To explore how to efficiently carry out urban renewal work,from the perspective of urban renewal efficiency,the first batch of pilot cities for urban renewal released by the Ministry of Housing and Urban Development in 2021 are selected as the objects.And the SBM model and Malmquist index are used to calculate and analyze their urban renewal efficiency.The results indicate that among the 20 pilot cities,Beijing,Tangshan,Suzhou,Tongling,and Jingdezhen are of high grade,and Hohhot,Xiamen,Huangshi,and Yinchuan are of medium grade,while the rest of the cities are of low grade.The regression results of the Tobit model indicate that population density,real estate investment,and regional economic development level are the main influencing factors of urban renewal.Finally,constructive suggestions are proposed for urban renewal from four aspects:concept,technology,real estate,and policy.展开更多

The modes and trajectories of urban redevelopment have thus become areas of major concern for both policymakers and scholars. Taking the multi-actor participation nature of redevelopment, this paper stemming from the game-theoretical approach demonstrates in empirical terms on two major fronts. First, the redevelopment of industrial land without the transfer of land use right is shown to be deadlocked by the incapacitation of the original land-user and unlocked with the participation of the new developer. Second, the preference of the original land-user to maximize its interests by operating by itself rather than continue to cooperate with the new developer is observed in the post-redevelopment stage. Therein, the entrepreneurial local government acts only as a “mediator” between the two market entities and tends not to directly intervene in their cooperation. Thus that, it is the reasonable distribution of potential benefits or the pricing of different rights in the land property right bundle rather than their definition that matters more for land redevelopment. China is in a transitional period between urban renewal and industrial change.In this period,the focus has been on the suburbanization of enterprises and land transformation in old industrial areas,particularly areas ...China is in a transitional period between urban renewal and industrial change.In this period,the focus has been on the suburbanization of enterprises and land transformation in old industrial areas,particularly areas with chemical industries.A life cycle theoretical framework was established to develop chemical industrial zones in the context of urban expansion and land function conversion.The long-term historical processes and mechanisms that transformed a typical old chemical industry area along the Yangtze River,Yanziji Area of Nanjing City were unveiled and comparatively analyzed.The study found that the entire life cycle of the case study area was formed through the combined action of different influencing factors.Traditional industrial location factors played important roles during the rise and continuity of the chemical industry zone,while unconventional environmental regulations and government policies drove its decline and transformation.In the transformation of the old chemical zone,the renewal and redevelopment of industrial land into higher-value residential land is a key link determining the feasibility of government fund compensation and the circulation of capital.These findings demonstrate that regional control and environmental regulation play crucial roles in determining the location of polluting industries and the renewal of urban industrial areas.This research enhances the understanding of the development history and reconstruction of chemical industry clusters and plots within megacities at a finer geographic scale.展开更多

文摘China is in a transitional period between urban renewal and industrial change.In this period,the focus has been on the suburbanization of enterprises and land transformation in old industrial areas,particularly areas with chemical industries.A life cycle theoretical framework was established to develop chemical industrial zones in the context of urban expansion and land function conversion.The long-term historical processes and mechanisms that transformed a typical old chemical industry area along the Yangtze River,Yanziji Area of Nanjing City were unveiled and comparatively analyzed.The study found that the entire life cycle of the case study area was formed through the combined action of different influencing factors.Traditional industrial location factors played important roles during the rise and continuity of the chemical industry zone,while unconventional environmental regulations and government policies drove its decline and transformation.In the transformation of the old chemical zone,the renewal and redevelopment of industrial land into higher-value residential land is a key link determining the feasibility of government fund compensation and the circulation of capital.These findings demonstrate that regional control and environmental regulation play crucial roles in determining the location of polluting industries and the renewal of urban industrial areas.This research enhances the understanding of the development history and reconstruction of chemical industry clusters and plots within megacities at a finer geographic scale.
文摘Urban memory is the soul of a city. With the rapid development of the city, the phenomena of“large-scale demolition and construction” and “a thousand cities having the same pattern” are becoming more and more serious, and the urban characteristics containing rich historical information are gradually lost. As an important witness of the historical development of urban industry, industrial heritage contains precious historical and cultural values. Starting urban memory, and taking Taoxichuan Square as the example,through field research and memory interview, the continuation manner of urban memory in industrial heritage space is studied, and the transformation strategy of industrial heritage is put forward from the perspective of urban memory, making industrial heritage have a unique life cycle and cultural precipitation,inherit the urban context and promote the harmonious development of society.
文摘With the development and construction of the city,the urban development of the Macao Peninsula has entered an era of stock development against the background of the limited scale of urban land.With the shortage of land resources,the problem of unused land on the Macao Peninsula is coming to the fore.This paper mainly studies the problem of idle land in the Macao Peninsula,based on the urban development and particular historical background of the region,investigates and elaborates on its complex formation causes through the literature research method,and analyzes the spatial distribution characteristics of idle land in the current situation of the Macao Peninsula by using GIS technology.Based on the above research,suggestions are put forward to prevent and manage the urban vacant land problem in the future urban management and development of Macao.

文摘Urban water system has a certain orientation for the formation and morphological evolution and development of urban space,and old residential areas are often built along the vein of the water system,which is one of the main media to continue the historical context of the city and create the urban regional landscape in the context of urban renewal.The old residential area of the Tiaodeng River basin in the old city of Yongchuan is taken as the research object.Under the background of urban double cultivation,community transformation is combined with urban waterfront space transformation.Around the influencing factors such as water pollution,monotonous function,and lack of style,the existing problems of the site are analyzed and summarized.Additionally,six major strategies are put forward to achieve the quality and function improvement of the old residential area in the Tiaodeng River basin:creating a water town type of landscape style,river course governance,traffic optimization,shaping cultural interface,updating business formats,and improving supporting facilities.
